Park City

Old Town is Park City's historic core and its most walkable address—a National Register district where Victorian storefronts, restored miners' cottages, and modern ski residences share the hillside above Main Street. It suits buyers who want to walk to dinner, galleries, and the Town Lift rather than drive to them. Inventory is unusually varied for one neighborhood: studio and one-bedroom condos start in the $600Ks, two-to-four-bedroom Main Street and hillside condos run roughly $1M to $3M, and restored single-family homes and newer luxury construction such as Kings Crown reach $8M and above, around $1,660 per square foot.

Hillside homes and townhomes in The Aerie and April Mountain occupy the upper end. Value here is driven by lift proximity, Main Street walkability, view corridors, and nightly-rental eligibility rather than lot size. Prospector

Park City

Prospector is Park City's easternmost in-city neighborhood, sitting on comparatively flat terrain immediately east of Old Town along the Historic Rail Trail corridor. The neighborhood's roots trace to December 1978, when Prospector Square opened as a commercial-resort support district—the first significant development east of Old Town's historic core—anchoring what would grow into the city's most diverse residential area by price and product type.

Today Prospector spans a wide spectrum: studios under $250K at Prospector Square, established townhomes and condos from the 1970s through 1990s, and new construction townhomes on Big Willow Trail near $1.3M. Single-family homes in Prospector Park reach $3.8M or more. The neighborhood median sits around $1.48M, and at approximately $669 per square foot, Prospector offers the lowest price-per-square-foot of any in-city Park City neighborhood. Silver Mountain Sports Club, a full-service fitness, spa, and pool facility, is walkable from most addresses. Elevation runs approximately 6,900 to 7,000 feet, and Highway 40 is accessible within about two minutes, giving residents one of the fastest on-ramps to Salt Lake City of any Park City neighborhood.

Park Meadows

Park City

Park Meadows occupies a gently rolling stretch of Park City between Quarry Mountain to the north and Park City High School to the south, with Round Valley's 30-plus miles of multi-use trails beginning at several neighborhood trailheads. The neighborhood contains a mix of custom single-family homes, townhomes, and a modest number of condominiums, most built across the 1980s through the 2000s. The neighborhood is anchored around the Park Meadows Country Club, which opened in 1983 as the only private, member-owned golf course inside Park City limits. The Jack Nicklaus-designed course boasts a par-72 layout stretching 7,422 yards with a slope rating of 138, and the club hosted 10 PGA Senior Tour events before the tour moved on, a credential few mountain courses can match. Club facilities extend beyond the course to a golf simulator, driving range, pool, and billiards room.

For buyers who want to be inside Park City—subject to city zoning, municipal services, and easy access to Main Street—without paying Deer Valley or Old Town prices, Park Meadows occupies a strong position in the market. The median of approximately $3.0 million at around $1,100 per square foot reflects well-sized properties in an established setting, with no community-wide transfer fee at resale. Long-term rentals are generally permitted, whereas nightly rentals on most single-family homes are not under current Park City zoning, so buyers whose plans include short-term income should verify eligibility by address before purchasing.

Thaynes Canyon

Park City

Thaynes Canyon takes its name from John Johnson Thayne (1825-1910), a Scottish immigrant who operated a sawmill in the area circa 1875 and one of the many tradespeople who supported Park City's silver-mining economy. The canyon's history runs deep: early-era skiers once rode mine trains through the legendary Spiro Tunnel and then took a mining elevator to reach the original Thaynes Canyon chairlift, a piece of resort lore that still surfaces in conversations at the base of the mountain today.

Situated roughly one mile east of Main Street and immediately adjacent to the Park City Mountain Resort base area, Thaynes Canyon occupies a geographic position that no other Park City neighborhood can claim. The terrain rises from the valley floor into rolling meadows, with Aspen Springs Ranch parcels extending across open acreage where equestrian use remains viable. The 1926 McPolin Barn—Park City's most-photographed landmark—anchors the conservation character of the area, and approximately 175 acres of surrounding land is permanently protected through Utah Open Lands conservation easements on the Armstrong Snow Ranch.

In May 2025, Phase I groundbreaking began on the Thaynes Canyon Pathway Project, adding a new roughly one-third-mile pedestrian and cycling pathway—a sign that the neighborhood's infrastructure is actively improving even as its fundamental character remains intact.
